Modulacc, known for more than 40 years as Castlecabin, has evolved over four decades to become a leading Irish manufacturer and supplier of energy efficient modular buildings.
The company, founded by Tom Chawke with a small hire fleet in 1979, originally operated on his site at Castletroy in Limerick. Castlecabin initially focused on providing temporary buildings for hire to the construction and event management sectors.
Led by principles of innovation and sustainability, the Limerick-based company now designs, manufactures and installs modular buildings for schools, colleges, commercial and health sector clients across Ireland alongside the original hire business.

The next step is to hand you over to our design team who will work with you and your architects on a design specific to you. Our design team have worked extensively across a range of industries including education, health, pharmaceutical and construction and will deliver on best practice design principles, nZeb and Part guidance for commercial buildings and help you advance your net zero goals. We promise to deliver a building solution for you.
OFF-SITE BUILD
You’ve worked through your design and energy requirements and the next step is to move your building into our manufacturing work stream. All of our premium modular buildings are built off-site at our dedicated manufacturing facility in Limerick. Our team of manufacturing professionals work together with our design team and ensure that your building is manufactured to your specifications.
SITE PREPARATION
While the manufacturing process is underway, our Projects Team will be working to prepare your site for additional plumbing, electricity and other services. Our experienced team has worked on delivering solutions for single laboratories to entire school complexes.
INSTALLATION
Once your site is ready for your new building, our transport team and our site installs team work together to deliver your building to site and connect it to the required services. Our team will prepare the modules to your spec, do a final snag and hand it over to you for use.
LEASE/BUY
