We offer a range of nZEB compliant, sustainable Premium Modular Buildings that provide rapid, flexible and cost effective solutions for medium, long terms and permanent accommodation requirements – whether it be for your education, healthcare or commercial facility. These Modular Buildings are available for Sale or Lease.

We will design and tailor your building to your own specification, construct it offsite at our Limerick factory thereby minimizing disruption, and install your new building quickly and efficiently at your site.

Modulacc, previously known as Castlecabin, is one of Ireland’s leading providers of modular buildings to the Education Sector and provide turn-key classrooms nationwide. We typically manage civil works and ground preparation, connection to services and indeed full internal fit outs.

A typical building can provide a large open plan office area, with individual office, staff toilets or canteen facilities. From a Healthcare perspective, we can build laboratories, waiting rooms, and offices.

Standard Features

Our Premium Modular buildings are fully nZEB compliant in line with TGD Part L 2022: Buildings other than Dwellings.

    • Roof – 0.190 W/m2k
    • External Walls – 0.18 W/m2 K
    • Floor – 0.19 W/m2K

  • An air permeability level of less than 3m3 / (h.m2) is routinely achieved

  • The external walls provide 60 minute Fire Resistance in both directions to EN standards

  • Steel Framed Construction with Architectural Wall Panels giving a 50+ Year Design Life.

  • Up to 3.15m Floor to Ceiling Height

  • Fully compliant with all relevant Building Regulations
